How much does it cost to renovate a home?

Every project is different, so the cost will depend on a whole range of factors, from the size and location of your property, to the scope of your aspirations,  the complexity of the site and  your choice of materials, fixtures and fittings. To get a clear idea of the likely financial outlay, it is a good idea to seek the advice of a registered architect from the outset. 

In the initial stages, an architect will give you a realistic idea of what can be achieved for your budget and their expertise and experience will help you to anticipate costs and plan your project. 

Budget considerations

You will know about some costs in advance but there may also be unknown factors during the project that will impact on costs that you will need to be aware of. The costs are also likely to be higher on extensions to / retrofit of existing properties as the built environment, including local/central government, is striving for net zero by 2030.

As a guide, the cost elements of a home renovation or extension is likely to include the following:

  • Architect fees, which will depend on the nature of the project and the services provided
  • Fees charged by ‘other’ professionals as required, for example planning consultants, structural engineers, ecologists, aboriculturists, sustainability consultants to name a few.
  • Cost of searches (including those carried out by ‘other’ professionals above), the planning application, and statutory approvals including building regulations. 
  • Construction costs, based on the time and resources required by the contractor to complete the work together with the chosen materials, fixtures and fittings. 
  • VAT will be charged on top of the construction costs and fees.
